ZFramework
Overview
ZFramework™ began as an original concept created and named by renowned architect Peter Koliopoulos of Circle West Architects.
Giddy Up partnered with Peter from the earliest stages to help develop his vision into a fully realized business and interactive digital platform. Working side by side, we co-developed the business strategy, service structure, brand, customer experience and technology behind ZFrameworkRE.com.
Our work also included building the systems needed to launch, host, operate and scale the platform as the business grows.
Strategy
After decades of experience in architecture, planning and real estate development, Peter Koliopoulos recognized a recurring problem. Property owners and developers often need meaningful architectural insight long before they are ready to begin a traditional design engagement.
Peter conceived and named ZFramework™ as a new way to make that early expertise more accessible, structured and actionable.
Giddy Up partnered with Peter to help translate his concept into a viable business, a distinctive brand and a digital platform capable of delivering that expertise to customers.
The Platform
Giddy Up and Peter worked side by side to define how ZFramework™ should function online. Peter brought the architectural process, industry knowledge and customer needs. Giddy Up translated those requirements into the user experience, interface and technical system behind ZFrameworkRE.com.
We designed and developed both the public-facing website and the secure project platform. Customers can learn about the services, select the right starting point and access a private dashboard where they can submit project information, review scopes and costs, receive deliverables, request revisions and manage multiple projects.
| Scenario | Avg GBA / Unit | Units | Total GBA |
|---|
| Scenario | Cost / SF | Total Project | Cost / Unit |
|---|
| Parking Ratio | Units | Structured Stalls |
|---|
| Scenario | Rooftop / Amenity / F&B |
|---|
| Scenario | Months to Open |
|---|
| Risk Area | Why It Matters |
|---|---|
| Parking count | Structured parking can materially move total cost. |
| 12-story construction type | Triggers higher-tier structural, fire/life safety, elevator, and code requirements. |
| Unit size / mix | Studios vs. 1BR/2BR/3BR change GBA and revenue assumptions. |
| Amenity / rooftop scope | Restaurant/bar space adds cost and operational complexity. |
| Rent assumptions | Project needs strong achievable rents to support a $100M+ basis. |
| Entitlement path | Height, parking, density, and mixed-use components affect schedule. |
